The unities of interest, title, time, and possession. All tenants acquired the property at the same time. All tenants had an equal interest in the property. All tenants acquired title by the same deed or will and finally all tenants had an equal right to possession.

The parties did not intent to terminate the tenancy. It so happened that one of the partners died. As for the mortgage to terminate a joint tenancy, it all depends on the laws of the state…………………………………………….
